Our own framing and electrical crews hold the critical path, we coordinate the rest, and the inspection cards get signed on a schedule you can plan a grand opening around.

What Commercial Clients Ask First.

Do you work in occupied buildings?+

Yes — much of our TI work happens while the neighbors are open for business. We plan noisy phases around your building's rules, protect finishes and paths of travel, and keep the site clean enough that the landlord doesn't hear about us.

Can you work under our GC, or do you only run the job?+

Both. We run TIs as the general contractor, and we also carry framing and electrical packages as a subcontractor to other GCs — plan-based bids, scope letters, and COI on request either way.

Are you set up for public or prevailing-wage work?+

Yes — we're prevailing-wage and certified-payroll capable for public projects. Say so when you send the plans and we'll price it accordingly from the start.

What insurance documentation can you provide?+

Certificates of insurance on request, including additional-insured endorsements as your lease or contract requires. Our license numbers — B #1059515, C-10 #1052468, C-39 #1156853 — are all verifiable at cslb.ca.gov.

How do you price commercial work?+

From the plan set, with measured quantity takeoffs — the same discipline we use on every job. You get a firm number with the assumptions written down, so change orders come from actual scope changes, not discovered ambiguity.
